Whitbread buys Warwick site for Premier Inn

Opus Land has sold a plot of development land on its Opus 40 business park in Warwickshire to hotel and restaurant group Whitbread.

Whitbread has paid circa £2m for the 1.6-acre plot on the Warwick site, which will be used for the development of a 122-bedroom Premier Inn hotel.

Construction of the hotel will begin shortly on the land.

It will be the first hotel to be built in Warwick since the mid 1990s.

The sale follows Opus recently winning planning consent to build a hotel facility at the business park.

The developer is also awaiting planning consent to build a further 260,000 sq ft of offices for which – subject to consent – initial infrastructure works will begin in early May.

Opus managing director Richard Smith said: “A Premier Inn will help meet Warwick’s need for high-quality budget hotel accommodation, in an ideal location for both the M40 and A46.”

Opus 40 is funded through the Palmer Capital Development Fund and currently comprises three separate office buildings totalling 280,000 sq ft on a 35-acre mature landscaped campus.

GVA Grimley and D&P Holt acted for Opus in the sale of the hotel site, Whitbread represented itself.
