Voice of the Region: City fringe – lessons from the cool kids

LISTEN Offices have become a want rather than a need, and if landlords want to attract occupiers back they need to introduce cool, quirky elements that make them a mixture between home and office, according to Belcor partner Oli Cohen.

Belcor, which rebranded from Belchak Corin & Co earlier this year, sits in fifth place in the EG Radius On-Demand Rankings for the City fringe in terms of transacted space and has transacted the third-largest number of deals.

The City fringe, particularly the converted warehouses of Shoreditch, has an office offering strong on character and quirkiness, and Cohen believes this has helped lead the market strongly out of the pandemic as occupiers look for more than simply a space for a desk. He believes the City fringe needs to be the case study for where the wider office market is heading.
