Rush to enjoy stamp duty holiday boosts residential lots

Close to 400 residential lots have been listed across the Allsop and Savills residential catalogues for this month, as the 31 March end to the stamp duty holiday draws closer.

Allsop’s catalogue has listed 269 lots with 11 guided above £1m for its 17 December online sale. This is a 15% increase year on year, with the same auction in 2019 listing 40 fewer lots despite the ‘Boris bounce’ following the general election result. The catalogue includes 70 lots on behalf of housing associations which are likely to appeal to developers and end users alike. Thirty garage sites are being offered, some with development potential.

The highest value lot is a freehold block of 20 self-contained flats in Chinnor, Oxfordshire (lot 105, pictured), guided at £2.5m. Thirteen flats are subject to ASTs, with the remaining seven subject to 125-year leases.

Richard Adamson, partner and residential auctioneer at Allsop, said: “Our December catalogue comes out at a time when the market has reason to be more positive with the news of a vaccine in the spring, together with the stamp duty holiday running until the end of March making property a very attractive proposition compared to other sectors. With this in mind we anticipate a strong appetite to an excellent catalogue and a busy couple of weeks ahead.”

Savills has listed 120 lots, compared to 110 in its December 2019 catalogue, an increase of almost 10%. Six lots are guided at £1m-plus. The highest value is a rare unconverted office building on the banks of the River Thames and within central Greenwich offering potential for conversion. The vendor’s plans to turn the vacant building on Highbridge Wharf (lot 41) into five flats and ground floor commercial were refused by one vote at a November planning committee and have gone to appeal.

In Camberley, Surrey, a pair of two storey buildings (lot 46) are being offered with planning permission to demolish and create nine flats, at a guide of £850,000.

  • Lot 95, Cranleigh, Surrey – a freehold three-bedroom bungalow with planning permission for two five-bedroom semi-detached houses. Guide £700,000-plus

Savills highlights:

  • Lot 87, Wandsworth, SW17 – end of terrace Victorian house in need of modernisation. Guide £1.4m-plus
  • Lot 62, Peacehaven, East Sussex – former pub, The Sussex Coaster, with consent for demolition/development of 17 flats and appeal being heard for a larger scheme. Guide £1.2m
  • Lot 7, Cumberland Street, Pimlico, SW1 – split-level three bedroom flat needing modernisation, in sought after location. Guide £950,000
