Unite Students lodges plans for Southampton PBSA redevelopment


Unite Students has submitted a planning application to redevelop Mercury Point, its 560-bed student accommodation scheme at 20 Duke Street, Southampton.

The proposed development will replace the existing premises with 810 beds across two blocks connected by an elevated outdoor terrace.

Unite has invested £90m over the past year to upgrade properties across its portfolio and improve service levels, and this continues to be a key priority. In July, the business raised a further £450m from investors to help fund new developments and refurbishments.

At Mercury Point, Unite considered several options, including a renovation of the existing building, but has taken the decision to redevelop the property, closing it to students from summer 2025, once this year’s residents have checked out.

Earlier this year, Unite submitted plans to demolish its 217-bed Waverley House development on Crow Lane in Bristol to provide a new 18-storey tower with 507 student beds alongside community and commercial space. 

Tom Brewerton, group development director at Unite Students, said: “We are excited about the planned redevelopment works at one of our key properties in Southampton as we work to continuously improve the student experience across our portfolio.

“We have worked closely in consultation with the council, the local community and the University of Southampton to develop these plans… and the planned increase in bed numbers will help free up privately rented homes in the city for families.”
