Troika revamps Bournemouth BTR plans into PBSA scheme

Troika Property Holdings has submitted a planning application to develop a 596-room purpose-built student accommodation scheme in Bournemouth.

The site, at 115-110 Holdenhurst Road, is currently occupied by Waverley House, a seven-storey office building.

It has prior approval for a 313-home build-to-rent scheme.

Troika’s PBSA plans include developing a 25-storey mixed-used building that, if approved, would be the tallest building in Bournemouth and would create a “landmark marking the eastern gateway” to the town.

The plans include 26,000 sq ft of office space, as well as amenities such as a gym, study space, dining areas, games room and student lounge.

A design and access statement submitted with the application by tor&co, on behalf of the developer said: “In recent years, it has been acknowledged that the area has stagnated and has not reached its full economic potential.

“Though there is still the demand for office space in the area, much of the existing office accommodation is outdated with large floorplates, such as Waverley House, and the demand is for new high-specification, smaller and flexible office spaces.

“Recently the area has seen an increase in academic and student accommodation buildings in the area that have supported the growth of both Bournemouth University and the Arts University Bournemouth.”
