Town Centre Securities has secured a new tenant at its Merrion Centre in Leeds.
Blue Pavilion is to take more than 7,100 sq ft of space over the ground and first floors in the Leeds Arena Quarter, investing £2m in the building.
It plans to open a 130-cover Chinese restaurant, live entertainment space and a karaoke venue.
The company, which also owns the Blue Sakura brand, plans to open next summer.
