The pint of milk test: Canary Wharf Group plans resi and office towers

The Canary Wharf Group has revealed plans for its huge North Quay site, E14. Situated directly north of the Canary Wharf estate and the new Crossrail station, the proposals follow the group’s recent trend of mixed-use schemes.

Four towers will be built – one office tower and three for the residential market.

Across the three residential towers, a total of 1,639 homes are proposed: a 66-storey tower with 726 private sale units; a 60-storey tower with 730 private rental units; and a 29-storey tower with 183 affordable housing units.

Three levels of retail space facing the dock will also “enliven the public realm”, and will also provide amenities to the growing residential and office population across the estate.

The plans will supersede a consent granted in 2007 for an office-led scheme, comprising two towers of 43 and 37 storeys, with a central link to provide 375,000 sq m (4m sq ft) of offices as well as 5,000 sq m of retail.

A planning application is expected to be submitted to Tower Hamlets in spring 2017, with the retail and public realm works complete by 2022, the office building by 2023, and the residential buildings by 2024.

Foster + Partners is designing the scheme, with Quod acting as planning consultants.
