A West Sussex mansion built in the style of Sir Edward Lutyens will be the most expensive house ever sold at auction outside London if it reaches its guide price of more than £4.5m, according to Network Auctions.

The six-bedroom house in Thakeham, which comes with 16 acres including a helipad, private lake, outdoor pool, putting green and tennis court, was valued by a chartered surveyor at £6.7m.

It goes to auction on 9 July at the Grosvenor House hotel, W1.
