Surf’s up for Countrywide as sea view lots sell well in Exeter

Countrywide-THUMB.jpegA stretch of land above a surfing beach in the Cornish village of Mawgan Porth, near Newquay, was one of 31 properties sold under the hammer at Countrywide’s recent 48-lot auction in Exeter.

Including five pre- and post-auction sales, Countrywide raised just over £5.7m, with a 75% success rate. The catalogue size and sales receipts exceeded Countrywide’s June sale in Exeter and last September’s sale.

The Mawgan Porth lot, which offered 0.9 acres of coastal land for the first time in 40 years, sold for £345,000 – 38% more than its guide of £250,000-plus.  Sold freehold, it had lapsed planning permission for a house and garage.

Another seafront property that exceeded its guide price was “Uncle Tom’s Cabin”, a detached, freehold, two-bedroom chalet above Whitsand Bay in Cornwall. Guided at £200,000-plus, it sold for £220,000.

A vacant studio flat in a Grade II listed building in Plymouth, Devon, with 182 years on the lease, which was previously generating £4,800 pa, sold for £40,000 off a guide of £35,000 to £40,000.

The sale took place on 22 -September at Sandy Park Stadium in Exeter.
