Stoford drafts £180m industrial project in Cheshire

Stoford has secured 82 acres of land at Gadbrook in Northwich, Cheshire, to develop an industrial scheme valued at around £180m.

The site, next to the A556, is allocated for employment uses in the Cheshire West Local Plan. Stoford has signed a development agreement with the landlord, a local farmer, to deliver up to 1.1m sq ft of manufacturing, industrial and logistics facilities, ranging from 100,000 sq ft to 600,000 sq ft.

The developer expects to lodge the proposals, to be designed by UMC Architects, with the council early next year.

Angus Huntley, director at Stoford, said: “The site has been allocated for some time without being developed and therefore we look forward to being able to bring value to the local area through a high-quality development and job creation.”

Andrew Lynn, partner at DTRE, which advised Stoford on the deal, said: “The site benefits from excellent connectivity to the M6 corridor via J19 and the national motorway network, providing occupiers with quick access to the key strategic ports in the North West, including Liverpool Port and Manchester Airport. Occupiers will benefit from design and build options specific to their needs.”

Asteer is advising Stoford on planning while DTRE will be retained as leasing adviser on the scheme. Wallis Real Estate advised the landowner.
