St Modwen secured planning permission from Birmingham City Council yesterday (18 August) for its £191m proposal for new homes and workspace at the former MG factory site in Longbridge as well as separate proposals for an R&D facility.
The developer is redeveloping the site’s international headquarters, roundhouse, conference centre and car assembly building into around 160,000 sq ft of employment space and 695 new homes. The homes will be a mix of one and two-bedroom flats and three to five-bedroom townhouses.
The scheme also proposes a local community hub, public open space including both formal and informal areas, play areas and means of access.
The hub could provide a range of uses including community facilities, bicycle hire, play space or sports facilities, workshops or business units, a parcel delivery hub, car hire, or electric vehicle charging.
In planning documents lodged last year, St Modwen said the scheme represented “a once-in-a-generation opportunity to deliver a flagship mixed-use development for Longbridge” with an aim across the entire masterplan for 1,000 new jobs and 1,000 homes.
The site is now largely vacant, with MG retaining use of only part of the land.
In addition, St Modwen received approval for a 60,000 sq ft, two-storey research, development and industrial processes building on the MG factory site.
The proposed development is being delivered on behalf of Waters Corporation, a specialist measurement company.
