A 475,000 sq ft masterplan for the 2.3-acre St Barts site was unveiled for public consultation today.
Helical Bar and join venture partner Baupost Group bought the 2.3-acre site next to St Bartholomew’s Hospital, EC1, at the beginning of the year.
The masterplan, drawn up by Sheppard Robson, includes 230,000 sq ft of offices, 225 flats and 27,000 sq ft of shops.
The lion’s share of the office space would be in a new 200,000 sq ft office block at the junction of Edward Street and Little Britain. The proposed block has 18,000 sq ft floor plates and a green roof. The remaining office space of around 26,000 sq ft would be built behind a retained façade, bound by Little Britain and Bartholomew Close.
The 220,000 sq ft of residential space is focused around Bartholomew Close and Church Garth.
Helical aims to submit its plans in February and begin a phased development in 2014.
Development director Gerald Kaye said the proposals aimed to create a “vibrant new quarter, adding to and enhancing the existing community”.
Sheppard Robson design director Tim Evans described the design as “unashamedly contemporary yet sympathetic to and born out of” the area’s historic context.
Helical and Baupost paid Barts and the London NHS Trust an initial £55m for the site, which will rise by up to £35m depending on securing vacant possession and the amount of space consented for the site.
