Sheffield approves UK’s largest co-living scheme

Sheffield City Council has approved plans for 1,230 co-living units in the largest scheme to receive consent in the UK.

Code Living’s Rockingham Street development had initially planned 1,370 units for a combination of students and non-students.

The approved development will comprise shared apartments in towers of up to 36 storeys, and will be the tallest in Sheffield.

The 0.7-acre site is 1km from the University of Sheffield and 800m from Sheffield Hallam University.

It will be the first co-living scheme for Code Living, which operates large-scale circa 1,200-unit schemes in Leicester and Coventry.

Code Living will be required to provide 10% of its floorspace as affordable, with 12 two-bedroom apartments and 53 one-bedroom apartments.

Developers and investors are increasingly turning to university cities in the regions, avoiding high costs and at times unpredictable London local authorities. Last month, Downing Developments submitted plans for a 2,200-bed scheme in Manchester.

Where London has been largely dominated by smaller schemes of micro-flats from the likes of the Collective, recent schemes in the regions are tending to adopt a flatshare layout at a larger scale.
