SE Land & Estates has bought the Alma, at 41 Spelman Street, E1, from Northill Properties.
The Victorian building, close to Brick Lane and Spitalfields Market, was originally a brewery. It includes 3,464 sq ft of office space let to Change, Grow, Live, a government-funded health and social care charity, as well as five flats.
The deal was struck off-market, after the site was first marketed during the UK’s second Covid-19 lockdown for close to £3m – a yield of 5%.
Teacher Stern advised SE Land & Estates, while Compton and Wedlake Bell advised Northill Properties.
