SDL buyers reap the benefit of stamp duty holiday

Buyers of auction stock from SDL Auctions saved almost £75,000 in July thanks to the chancellor’s stamp duty holiday.

The firm has raised £20.7m from the sale of 170 properties during the month through its daily single-lot online auctions and its monthly national property auction.

The live-streamed national sale on 30 July raised £13.9m with an 85% success rate. It sold 115 lots of 136 offered, after 37 were withdrawn.

Andrew Parker, auctioneer and managing director at SDL Auctions, said: “This live-streamed national property auction was a fitting finale to another highly successful month for our sellers, taking us to more than £75m raised in lockdown so far.

“Buyer interest remained high, with hundreds of buyers registered to place their bid and thousands more watching our live video feed on our website. What is also particularly pleasing is to see that we have helped save our buyers £74,930 in tax thanks to the chancellor’s stamp duty holiday.”

A three-bedroom semi-detached house in Blaby, Leicester (lot 1), offered in partnership with Nest Estate Agents, sold for £177,500 from a guide price of £135,000-plus.

Several other lots across the East Midlands saw some competitive bidding, including a traditional two-bedroom semi-detached house (lot 7) sold on behalf of Derby City Council. It sold for £123,000 from a guide price of £75,000-plus.

In Nottinghamshire, a three-bedroom semi-detached house in Shirebrook (lot 74) sold for more than double its guide price of £36,000-plus, achieving £74,500.

A two-bedroom terraced house in Plymouth (lot 70), estimated to achieve £650 per calendar month in rent once renovated, sold for £90,000 from a guide price of £65,000-plus.

A large three-bedroom terraced property in Birmingham (lot 55), which had been in the same family for 40 years, sold for £239,000 from a guide price of £180,000-plus.

Commercial properties also sold well.

In Dudley, a vacant former office (lot 136) suitable for a number of alternative uses, sold for £260,000 from a guide price of £135,000-plus, while a warehouse (lot 134) with a tenant paying £625 per calendar month, had a guide price of £150,000-plus and sold for £225,000.

There were several unique auction lots which attracted interest, too. With a guide price of just £1-plus, 39-41 Caroline Street in Blackpool gained significant interest prior to the auction. The vacant two-storey former storage unit (lot 50A) sold for £12,000.
