Regal London’s Wembley PBSA development to be approved

Mixed-use developer Regal London’s application for a 349-bedroom purpose-built student accommodation scheme in Wembley is set to be approved in Brent Council’s planning meeting next week.

The proposed development is located on 390-406 Wembley High Road, HA9, within the Wembley Opportunity Area and the Wembley High Road Character Area.

The planning report for the application has recommended the committee pass the first stage of permission for the development, which will be set across two buildings of 13 storeys and 17 storeys.

The homes will be a range of studio apartments, “twodios” (two bedrooms with a shared kitchen and bathroom) and clusters (multiple bedrooms with shared kitchens and ensuite bathrooms), of which 35% will be affordable.

The development will also provide communal student amenities such as study areas, a gym, a dance studio, lounges, and a dining room, 2,500 sq ft of flexible space, as well as 3,000 sq ft of retail space at the ground-floor level.

Regal London says the Wembley PBSA scheme will deliver a net biodiversity gain to the high street, with planting and green spaces across the site aimed at improving local biodiversity on Wembley High Road.
