Regal appoints LSH to manage Clarendon schemes in Watford

Regal has appointed Lambert Smith Hampton as agent and property manager for both the Clarendon and the Clarendon Works in Watford, Hertfordshire.

Clarendon Works will offer 140,000 sq ft of grade-A office space upon completion later this month.

Regal received planning permission to add two floors to the scheme in September 2022. 

The proposals also include 13,767 sq ft of amenity space which includes a ground floor cafe, roof terrace with a private bar, gym and fitness suite.

The 12-storey building has achieved a BREEAM Excellent rating and will be targeting WELL Platinum Certification.

The Clarendon Works, designed by Fraser Brown MacKenna, will sit alongside the Clarendon, a 168-home scheme, ranging from studio flats to three-bedroom flats, and with a concierge, cinema and gym facilities.

Kate Murphy, regional director of commercial property management for LSH, said: “Watford is undergoing regeneration. Perfectly placed at the centre of the town, the Clarendon and the Clarendon Works will present an opportunity for businesses to capitalise on this transformation.”

Paul Eden, co-founder of Regal, said: “We have been working with the commercial and residential management team at LSH on the proactive management of the site and look forward to reaching practical completion in a few weeks’ time whereupon LSH will formally begin their management.”

Regal has already signed flexible office provider YoooServ, the UK arm of the Japanese multinational electronics company Epson Group, and National Lottery operator Allwyn to the scheme, taking the building to nearly 80% prelet.
