Pymmes Waterside, a 23-acre slice of the larger £6bn Meridian Water regeneration masterplan, has been put up for sale.
Enfield Council and Countryside Partnerships own the site, according to marketing materials seen by EG. They have appointed CBRE to find a buyer.
The north London site consists of a 329,914 sq ft former Ikea store and 1,348 car parking spaces.
According to the marketing documents, the site has the capacity to provide 2,830 homes and 300,000 sq ft of non-residential floorspace, including offices, shops, a school and community uses.
A preliminary scheme for the site designed by architect Sheppard Robson proposes 10 buildings ranging in height from five to 30 storeys. The scheme also proposes the provision of 650 car parking spaces and associated open space and landscaping.
Substantial redevelopment of the site is supported by the London Borough of Enfield through the site’s designation as part of the Meridian Water Place Shaping Priority Area/Regeneration Priority Area and as land covered by the Edmonton Leeside Area Action Plan.
CBRE is marketing the freehold on both an unconditional and subject-to-planning basis.
