Proposals lodged for Salford’s Crescent Innovation North scheme

Plans for Crescent Innovation North – a key part of the wider £2.5bn Salford Crescent masterplan in Greater Manchester – have been submitted to the local council. 

The English Cities Fund and the University of Salford are the developers behind the masterplan, which spans across 3,000 homes, more than 1m sq ft of space to innovate and collaborate, 1m sq ft of offices, retail and leisure space, and a new multi-modal transport hub.

The first phase of the scheme covers an area of 29 acres and includes the delivery of up to 933 new homes alongside 1.7m sq ft of new commercial, academic and research space, active ground-floor space, a new movement hub and improvements to public spaces.

The move follows planning consent being received in 2022 for the development of Salford Rise, which is due to start on site shortly. The project sits at the heart of the Crescent Innovation North masterplan and is expected to connect communities across Frederick Road.

Helen Marshall, vice-chancellor at the University of Salford, said: “This development will help facilitate collaboration across the region and help build a network of innovation support and development, to help businesses grow and become even more successful.

“Specifically for the university, it will offer a new way to engage with our long-standing partners and to develop and attract new partners.”

In May, ECF and the university submitted a planning application for a new development of 100 affordable one- and two-bedroom flats within a part five- and part six-storey building on Peru Street in Manchester. 

ECF is a joint venture between Muse, Legal & General and Homes England.
