Cambridge planners have recommended for approval proposals for a £200m life sciences scheme lodged by Prologis in April.
The San-Francisco headquartered developer plans to deliver two lab and offices facilities on phase 2 development land at Cambridge Biomedical Campus. The 23-acre site already has outline planning permission for up to 750,000 sq ft of development next to Addenbrooke’s Hospital.
Under the plans, created by Scott Brownrigg, Prologis will construct two speculative buildings of 142,847 sq ft and 134,807 sq ft, designed to be single or multi-let facilities of six floors.
To the rear of the floorplates, the developer has proposed space for specialist servicing and storage for deliveries. This will be separate from the front-of-house entrance to maximise the quality of the public realm.
The new buildings will sit next to the speculatively delivered £65m 1000 Discovery Drive and Abcam’s £25m bespoke hub, providing a combined 200,000 sq ft of lab and office space.
The former has been partly prelet to Cambridge University Hospitals NHS Foundation Trust, which has signed a 15-year lease on 23,000 sq ft to be used for diagnostic pathology services. BioNTech will occupy the remainder of 1000 Discovery Drive.
Bidwells is advising Prologis on planning.
