Regeneration specialist Priority Sites has gained planning permission for a £5.5m office scheme at Humber Quays in Hull.
The development is aimed at creating a market for new office accommodation in the city.
The 37,000 sq ft scheme, to be built on brownfield former dockland next to Hull marina, will be the second element in a project led by URC Hull Citybuild to create a high quality office quarter which links the city centre with the waterfront.
The first project, Citybuild’s 23,000 sq ft Island Wharf built with £16m of public money – will be ready for occupation by the end of the year.
Retail and residential development also forms part of the URC’s plan.
Paul Barber, chief executive of Priority Sites, said, “Citybuild’s Island Wharf is reserved for inward investors to Hull.
“Our scheme aims to complement that by being aimed at Hull companies looking for good quality office accommodation and raise the standard overall of office accommodation in the city.
“At the moment there isn’t any 2005-quality space available so by providing this we hope to stop companies having to look elsewhere.”
Work is expected to start late this year with completion due for early 2007.
Top office rents in Hull are currently around £12.50 per sq ft.
