Power plant helps generate £12.5m for LSH

Lambert Smith Hampton raised £12.5m from 51 lots at its latest sale, with an 80% success rate.

An unusual lot was a “gas to power” plant in Barnsley, South Yorkshire, offered by the Homes and Communities Agency, which sold for £330,000 off a guide of £175,000-plus.

Set on 2.4 acres, the plant produces £20,121 pa before VAT, equating to a gross yield of 6.1%.

Head of auctions Oliver Childs said bidders were a mix of investors looking for a secure income and those who dealt in the energy sector.

The winning bid went to a privately-owned, specialist investment company in London.

Lots with development potential also performed well. A two-bedroom house in Ware, Hertfordshire, with a car park and play area let to an adjoining nursery, generating £16,000 pa, sold to Hertfordshire County Council for £360,000 off a £225,000 guide – a 4.4% yield.

Childs said: “There is some good speculative money going into property and land. People are happy to go up the risk curve.”

The sale took place on 11 October at Le Meridien Piccadilly, W1.
