Plans revealed for Oxford’s Trinity House life sciences transformation

Breakthrough Properties, a life sciences jv between Tishman Speyer and Bellco Capital, has lodged plans with Oxford City Council to transform the Trinity House site into a life sciences hub.

The company acquired the 1.7-acre site for £50m in February last year with a view to launching its StudioLabs co-working concept.

The proposals include demolition of the existing 25,000 sq ft building and replacing it with 169,000 sq ft of labs and offices.

The new six-story workspace will feature creative use of glass, incorporation of pocket spaces and terraces, and a jettied ground floor to enhance the sense of arrival and maximise the public outdoor landscape. The project also features dedicated amenity and wellbeing centres.

Breakthrough is looking to secure at least BREEAM Excellent certification, while striving to reach BREEAM Outstanding.

Construction is set to begin later in 2023, with occupancy anticipated in 2025.
