St John’s College, Cambridge, and Henry Boot have lodged plans for a 5.6m sq ft industrial scheme on the Goole Freeport South site in Yorkshire.
The scheme, designed by BDP, will provide advanced manufacturing facilities for low-carbon energy production, energy storage, and modern logistics and associated infrastructure such as energy distribution and management, utilities, digital infrastructure, car parking, recycling facilities, water management system and green infrastructure.
The masterplan, which will extend the Goole 36 Enterprise Zone, spans 307 acres north and south of the M62 motorway. It is adjacent to a number of existing manufacturing and distribution facilities including the Guardian Glass factory, Tesco distribution centre and the Siemens Mobility Rail Village.
The scheme is expected to create around 3,300 operational jobs in the local area and 5,500 in the Yorkshire and Humber. It is also expected to create a GVA of £269m within the wider region.
Suzie Wood, investment property manager at St John’s College, said: “Having secured freeport designation and submitted an outline planning application, we will be looking over the coming months at a programme for delivering the corresponding infrastructure in order to respond to occupier requirements.”
Vivienne Clements, executive director at HBD, said: “There are few sites across the UK with 300 acres of prime development land, freeport status, motorway and port access and a strong local skills base. It has the potential to deliver an employment scheme that will attract inward investment and create hundreds of new jobs. We look forward to working alongside St John’s College to bring the development forward.”
