Plans filed for 576-home Reading BTR scheme

Peveril Securities and Sladen Estates have filed plans for a 576-home build-to-rent scheme at Napier Court on Napier Road in Reading, Berkshire.

The site is allocated for housing in the Reading Local Plan 2019, and proposals include the demolition of three existing office buildings.

The 11-storey development would consist of studio, one-, two- and three-bedroom flats plus rooftop private amenity space and an external terrace. 

The scheme is designed to be “highly sustainable”, incorporating existing trees and emphasising biodiversity.

There would be storage space for 289 bicycles and an additional 20 cycle spaces for visitors. Parking is proposed for 39 cars and six motorbikes. Ancillary facilities for residents include a lounge, gym and workspace, together with a small retail unit at ground level.  

If approved, work would start on site next year, with delivery in 2027. 

Ralph Jones, managing director at Peveril Securities, said: “The project team has worked hard to ensure the scheme represents a truly sustainable development that enhances the surrounding area and provides much-needed new homes.   

“We have been keen to ensure plenty of space for residents’ bicycles. The site is well connected to central Reading, offering the ability for residents to walk into central Reading for shopping, work or leisure. 

“We have worked closely with our architects to design the development with sustainability and with the theme of Reading’s local buildings in mind. Peveril Securities and Sladen Estates have included 30% affordable units peppered throughout the scheme.”
