Plans approved for Darlington industrial scheme

Privately-owned developer Premcor Estates has gained planning consent for 402,000 sq ft of office and industrial space at a site in Darlington, County Durham.

The site, called “Fabric Darlington”, will provide three industrial and distribution facilities on a 24-acre plot. It will target an A EPC rating and BREEAM Excellent status.

Features will include solar PV-ready rooftops.

The scheme is located on Tornado Way, adjacent to an Amazon fulfilment centre. 

Premcor, which is based in Durham, bought the site speculatively around 18 months ago.

Facilities will range in size from 84,000 sq ft to 213,000 sq ft and have detailed consent for class B2 and B8 uses, with ancillary offices. Construction is set to begin at the end of Q2.  

Simon Hawkins, director at Premcor, said: “Our successful planning application takes this speculative development into a different league in terms of deliverability and we are expecting a great deal of interest from various quarters, particularly businesses involved in manufacturing, warehousing and distribution.”

Nearby tenants include British Steel, Cummins Engines, Aldi, Argos, DHL and Fedex.

Hawkins added: “Darlington is one of the North East’s longest established industrial centres and has a world-class reputation for engineering. We see the site as having both national potential and as a genuine gateway to the North East.”

Richard Scott, industrial and logistics director at Savills, which has been appointed to market the site, said: “There are hardly any sites like this left across the region and Premcor was able to quickly seize the opportunity when it became available. 

“We were talking to several interested occupiers before we obtained planning consent so we can now push forward in earnest to bring some of these discussions to a positive conclusion. It is certainly an exciting development opportunity to bring to market.”

Rob Lane and Simon Hawkins set up Premcor in 2018. They met when they both worked at Terrace Hill, now known as Urban & Civic.
