Planning extension sought for £500m Arena Central

Miller Developments and Andy Ruhan’s Bridgehouse Capital are seeking a 10-year planning extension for Birmingham’s 2.3m sq ft Arena Central mixed-use development due to the slump in the economy.

The joint venture – known as Arena Central Development’s – existing planning permission is due to expire in February 2010.

Birmingham council’s planning committee will consider the extension at a cabinet meeting this Thursday.

If the council is in agreement, the developers will have to submit a reserved matters application to the council by February 2020, which will include detailed proposals for the £500m scheme.

The drop in the scheme’s value during the economic downturn, coupled with the general lack of occupier demand, has meant that the scheme is currently not economically viable.

Jonathan Wallis, director at Miller Developments, said: “The scheme will get built when the market dictates.

“We’re applying for a 10-year extension but we hope the market will allow us to build the scheme in advance of that.

“We remain wholly committed to Arena Central.”

The project’s first phase was to be kick-started in 2008 by Dandara’s V Building – a 175m skyscraper once touted as Birmingham’s tallest residential tower.

The building was to include 706 flats, offices, a hotel, bars and restaurants, however, in July last year Dandara put plans on hold indefinitely due to the collapse in the housing market.

Site clearance had already begun on the former Central Television studios site off Broad Street.
