Persimmon gains approval for timber frame factory in Loughborough

Charnwood Borough Council has approved Persimmon’s plans for a 493,000 sq ft timber frame factory on the edge of Loughborough.

The approval was granted on 22 June 2023, days after modular house builder ilke Homes announced it is exploring a sale of the business to secure additional funding and deliver its £1bn order book.

Prior that, L&G also proposed to reduce business activity and cease new modular production at its factory in Selby, north Yorkshire as its business model has become “unviable”.

The factory, which will be run under Persimmon’s modular housing brand Space4, will, according to the company, bring 120 new jobs to Loughborough and the surrounding areas and utilise the latest automation technology as part of the manufacturing process.

Persimmon said the factory will produce timber frame units for up to 7,000 homes a year and is set to be in full operation towards the end of 2025.

The new Space4 facility will be placed on the Garendon Park Sustainable Urban Extension, a community of over 3,000 homes on the Garendon Park estate where Persimmon Homes North Midlands is the master developer.

Across the whole of the SUE, a cumulative figure of over £43m will be paid to support local infrastructure delivery and ensure economic development.
