Peabody is planning a 1,950-home development in South Thamesmead at the Lesnes Estate regeneration.
The housing association aims to redevelop the 27-acre site in south-east London, replacing the 1960s estate with new private and affordable homes and 33,000 sq ft of commercial space.
It has lodged a fresh environmental impact assessment scoping report with Bexley Council following consultation with residents and stakeholders, ahead of a full planning application.
Plans for the large-scale regeneration come despite an anticipated slow-down in development for one of London’s largest housing associations.
In an interview with EG in June, Peabody’s chief executive Brendan Sarsfield said the business had cut its development target by a third, with a goal to deliver 2,000 homes a year, replacing targets of 3,300.
But the housing association has continued to push on with its largest schemes, with plans for Holloway Prison also progressing.
Earlier this year, Peabody released plans to develop 1,300 homes at the Lesnes Estate, of which 35% will be affordable. It conducted a resident ballot, with 65% of residents taking part, of which 70% voted to support the development.
The housing association has now expanded the masterplan to include the former Coralline Walk, which was previously approved for 549 homes in 2016.
Matthew Foulis, project director for Thamesmead, said: “Connecting the two areas will improve the quality and efficiency of the emerging Lesnes masterplan which will provide around 1,900 new homes.
“These plans perfectly complement work already under way in South Thamesmead, which includes hundreds more new homes, a new library, lake and public realm improvements, new lakeside facilities, a boat club and more.”
