O&H Grafton Developments has been granted permission from Westminster City Council for a third set of plans to demolish and redevelop vacant office space in Mayfair on Grafton Street, W1.
The property was once slated to become an LVMH hotel, after it was granted planning in 2019. That scheme was reportedly worth £500m.
Councillors unanimously approved the plans this evening (9 August).
It marks O&H’s third set of proposals for the site. The developer’s latest revisions were for three mixed-use buildings measuring a combined 215,600 sq ft, creating linked buildings along the Grafton Street and New Bond Street frontages.
The new site will comprise ground-floor shop space and a seven-storey building with office space including three-storey basement, plant mezzanine and rooftop at 11-14 Grafton Street and 163-164 New Bond Street, which will link to a 12-storey building housing up to six residential aparthotel units at 8-10 Grafton Street. There will also be a hotel with 94 rooms, restaurant, bar and spa at 22-24 Bruton Lane.
Construction will be completed in two phases, with the shop and office space due to finish in early 2025, followed by the hotel in spring 2025.
Previous plans for the hotel, which was granted planning consent in October 2019, fell through after luxury hotel group Cheval Blanc, owned by fashion giant LVMH, pulled out of deals “due to the Covid-19 pandemic”. Proposals for the Foster+Partners hotel came after Squire and Partners and Blair Associates drew up plans for a retail and office scheme in 2016.
Grafton Street, which contains a number of Grade I and Grade II listed buildings, was designed and developed by Sir Robert Taylor on behalf of the 3rd Duke of Grafton in the 1760s and 1770s. The facade of the Wartski jeweller shopfront at 14 Grafton Street, which is a Grade II listed building, was designed by John Bruckland in 1974 and will be moved to the new site.
