NOMA to offer net-zero spec office development

MEPC and Federated Hermes is set to speculatively develop a 200,000 sq ft office building at the NOMA scheme in central Manchester, which will be a net-zero-carbon property.

Construction group Bowmer + Kirkland has been appointed as the main contractor on 4 Angel Square, which will be an operational net-zero-carbon building with an EPC A rating.

Designed by Manchester-based architect SimpsonHaugh, it will be the first speculative office development at the 20-acre, mixed-use neighbourhood.

The office building will be 11 storeys high, with features including a 2,500 sq ft external roof terrace on the tenth floor and 7,000 sq ft of retail space on the ground floor.

A new public square will connect 4 Angel Square to 2 and 3 Angel Square, to collectively deliver 600,000 sq ft of grade-A office space.

The build contract has been signed and works will start on-site this year, with completion due in early 2023.

Paul Pavia, head of development at MEPC, development and asset manager for NOMA, said: “With widespread public and business support for a true ‘green recovery’ after the pandemic is over, we only expect occupier and investor demand for high quality, sustainable workspace to grow further, which is why we have committed to making 4 Angel Square operationally net zero carbon, raising the standard for sustainable office development.

“Commercial real estate was already beginning to recognise the importance of genuinely incorporating sustainability into the design and operation of buildings as being crucial to de-risking and future-proofing assets.”

JLL and Colliers International are the retained office agents for NOMA.
