Housebuilders are being sought to deliver 400 new homes in Leeds’ Aire Valley.
Templegate Developments, the joint venture between Evans Property Group and Keyland Developments, has instructed Savills to market the second phase of its Skelton Gate project.
The site is a 170-acre former open-cast colliery, located to the east of junction 45 of the M1. Sitting off Pontefract Lane, five miles south-east of Leeds city centre, the Skelton Gate amenity offering includes two country parks, Temple Newsom country house, the Aire & Calder Navigation canal and the Temple Green 1,000-space park-and-ride.
Phases 1 and 2 of the project have planning permission for up to 1,100 homes, a new school, public open space, a local centre and a food store.
The first phase of the scheme, comprising 415 homes, has kicked off following the sale of a 27-acre site in January 2022. Avant Homes will deliver 192 homes on the site, with the reminder to be constructed by Evans Homes.
Phase 2, measuring around 31 acres and with a GDV of £120m, will be sold fully serviced, with Hall Construction Services on schedule to complete the key infrastructure and groundworks by mid-2024. This will enable housebuilders to start construction to deliver sales of homes by the end of December 2024.
A £20m Home Building Fund loan from Homes England is supporting the delivery of infrastructure and ground preparation works for all phases.
Templegate is currently awaiting a decision on phase 3 of the project, which, if approved, will provide an additional 700 homes and infrastructure.
