New tenants for Liverpool’s Exchange Flags

UK Land & Property and Pochins has announced two further lettings at Liverpool city centre’s landmark office building Exchange Flags.

Knight Frank has taken 4,500 sq ft, and SSS-subsidary Strategic Business Office Solutions has taken 6,900 sq ft at Horton House, one half of the 390,000 sq ft Grade II listed building between Castle Street and Chapel Street.

The 160,000 sq ft Horton House was bought in June 2005 from Bill Davies’ Walton Group for £15m.

Other tenants at Horton House include solicitor Brabners Chaffe Street, which has taken 41,000 sq ft, and Regus which is taking 35,000 sq ft.

Last month the joint venture bought the adjacent  230,000 sq ft Walker House to complete its ownership of Exchange Flags. It has subsequently let 70,000 sq ft at the building to the Ministry of Defence.

Simon Parker, UKLP managing director, said: “Knight Frank and SBOS’s decision to sign-up alongside Brabners Chaffe Street and  Ministry of Defence means over 125,000 sq ft of accommodation has now been let over the past 12 months, further establishing Exchange Flags at the heart of Liverpool’s commercial business district.”

The office complex had stood empty for twenty years before being bought in stages from property developer Bill Davies’ Walton Group.
