Neville and Giggs pitch Manchester towers

Manchester’s latest major development project backed by Gary Neville and Ryan Giggs is to feature two of the city’s tallest towers.

The 700,000 sq ft, Make-designed mixed-use scheme will include two buildings of 21 and 31 storeys each.

The 31-storey tower, Number One St Michael’s, will comprise a 200-bedroom, five-star hotel and 153 one-, two- and three-bedroom flats.

The 21-storey block, Number Two St Michael’s, will include 135, 000 sq ft of offices. The scheme will also include 30,000 sq ft of shops and leisure space, including two new sky bars/restaurants, and an entertainment venue.

HSBC has agreed to provide finance for the project, which is expected to have an end value in excess of £200m.

Detailed plans of the scheme were unveiled this morning in partnership with Manchester City Council, which has a stake in the project.

The project has been backed by Singapore-based Valencia football club owner Peter Lim’s Rowsley, which owns a 75% stake in the company developing the project, and Chinese state-owned Beijing Construction Engineering Group, which owns a 21% stake.

Jackson’s Row Development Company is the lead development manager, made up of Neville, Giggs and Brendan Flood. Zerum is the development adviser for the scheme.

In August 2015, Manchester City Council formed a joint venture with JRDC, Rowsley and BCEG, signing a funding agreement to develop the project.

The council teamed up with the police commissioner to buy the police station for £2m, with the long lease taken by JRDC.

The development will cover a section of land along Jackson’s Row, including the former Bootle Street Police Station, Manchester Reform Synagogue and the Sir Ralph Abercromby pub.

It has been named St Michael’s in reference to the patron saint of the police force.
