“When we first entered lockdown, the market was dominated by larger requirements for fitted space, from supermarkets, home delivery companies and 3PLs for essential storage such as food, medical supplies and also to hold stock which was arriving into the UK.
“Enquiries at the smaller end of the market reduced significantly overnight following lockdown, however our analysis shows that enquiry levels have steadily been creeping up and there is now more of a balanced spread in terms of the size of requirement.
“We are now fielding enquiries on all size ranges and seeing more requests for inspections as people start to plan for the future.
“It is still too early to say what will happen long term, and while we watch closely, the industrial and logistics sector is the one that we expect to weather the storm and possibly benefit as things evolve.
“While at home, we have all shopped more readily online, which has only accelerated the change in consumer habits which was already under way. We may see some rebalancing, but this trend is here to stay and one that will only positively impact the sector.
“The 3PL sector is benefiting and is reportedly running at 90% capacity. This will drive requirements for further space, although to date such requirements have been favouring facilities ready for immediate occupation with an element of fit out.
“Fundamentally, of all the sectors, the industrial market is strong and we anticipate it will perform well. We are still working with investors, developers and occupiers who remain interested in the region given its superb location, excellent connectivity to the road network, ports and nearby available workforce.”
