Morrisons eyes retail/resi schemes

Morrisons is set to join the supermarket housing game with plans to redevelop stores in Camden, N1, and in Brentford, west London.

An EIA has already been submitted for a scheme of up to 750 homes across eight buildings, the tallest up to 17 storeys. The scheme’s name, Camden Goods Yard, reflects the site’s historic role as railway sidings.

The plans also call for a new 91,500 sq ft Morrisons supermarket, along with 8,000 sqm of offices, 19,000 sq ft of retail and 7,000 sq ft of leisure space.

The application was submitted as a joint venture between Safeway Stores and Barratt.

Plans for the redevelopment of Morrisons’ Brentford store are even further down the line. An EIA application was submitted in August by developer Essential Living, which plans to develop 220 homes in buildings up to 12 storeys in height.

Essential Living bought the supermarket site for £16.25m from Columbia Threadneedle Investments, reflecting a net initial yield of 3.8%.

The 1.6-acre plot is let to Morrisons, for which the developers will build a 54,000 sq ft supermarket on the ground floor.
