Morgan Stanley’s Glasgow office hits the market

Knight Frank Investment Management is looking to sell 122 Waterloo Street in Glasgow, Morgan Stanley’s largest office in Europe outside of London.

Knight Frank and Cushman & Wakefield have been appointed to market the nine-storey, 156,980 sq ft office, which is let to the US investment bank for circa 8.75 years at a total passing rent of £4.78m per annum, or £29.75 per sq ft.

The office last changed hands in 2017 for £65.5m. It is held on a ground lease until March 2141, with net rent standing at £4.4m after the ground rent is paid.

It is certified as BREEAM Excellent and has an EPC rating of A.
