The regeneration of Old Oak Common, NW10, will not make the same mistakes as other large-scale development projects in London, says Ealing Borough Council’s executive director of housing and regeneration.
Speaking at LREF, Pat Hayes said Canary Wharf was too inward looking and car-centric, Stratford was a lesson in “how not to do station development” and the lesson to learn from Vauxhall Nine Elms is from the mix and style of housing.
“There is the opportunity on Old Oak Common to have a real mix of housing styles and housing tenures, height, density and we ought to be doing that and creating a new part of London rather than creating something that is dropped in which I think is a bit of the feel of Vauxhall Nine Elms,” he said.
The biggest threat to the ambitions for the 140 ha site, which will have the only station on both the Elizabeth Line and HS2, is the political and economic uncertainty over the referendum.
“If the government survives then it will be about the amount of money that goes into this [project] and HS2,” says Hayes.
