Kevin McCabe’s Scarborough Development Group has been granted outline planning consent for the redevelopment of the Cambrian Centre in Newport, south Wales.
The scheme, formerly owned by Modus Properties and known as City Spires, will see the redevelopment of a run-down shopping centre opposite Newport’s main railway station.
It will comprise 42,000 sq ft of office space, a 68,000 sq ft supermarket and four additional high street retail outlets, a new bus station and 513 car parking spaces across three levels.
The Cambrian Centre has been the focus of redevelopment plans in recent years.
Modus Properties had planned to transform the scheme into the £90m City Spires, a 50-storey tower scheme featuring 239 apartments, 100,000 sq ft of office space, a 120-room hotel and 91,000 sq ft of retail and leisure, as well as a multi-storey car park for 882 cars.
Scarborough bought the site earlier this year as part of a £37m portfolio of Modus retail development sites from administrator Ernst & Young.
Mark Jackson, managing director of Scarborough Development Group, said: “We want to create a development that will pull people into the city and help reinvigorate Newport as a whole. This is a milestone in the redevelopment of the city and underpins the council’s plans to regenerate the city centre.”
He added: “We are currently in discussion with potential occupiers who are keen to take advantage of the site’s superb location opposite the railway station and hope to be on site in the coming year with completion expected some 18 months thereafter.”
