Manchester City Council seeks partner for Wythenshawe development

Manchester City Council is seeking a joint venture partner for a 15-year transformation of Wythenshawe town centre.

Savills has been appointed to find a long-term delivery partner for “the civic”, with the successful team expected to be announced in spring 2024.

The “once-in-a-generation” development plan for the 1970s shopping centre and surrounding cleared land and car parks will deliver a cultural space, net zero carbon commercial space, shops and around 1,600 homes.

The housing will include a mix of tenures, including affordable rent and shared ownership.

The council bought the Wythenshawe Civic Centre in 2022, adding it to a wider portfolio of council-owned property to create an 18.8-acre redevelopment opportunity.

Gavin White, Manchester City Council’s executive member for housing and development, said he was looking for “a team that shares our long-term ambition for the civic”.

He added: “We know the civic is the heart of the Wythenshawe community and we have a key opportunity here to deliver a once-in-a-generation programme of regeneration – including new affordable housing – that will breathe new life into a vital space for local people.”

Adam Mirley, head of development in Savills’ Manchester office said: “We are expecting significant interest in the long-term opportunity and look forward to finding the council a partner with the right credentials to deliver an exemplar development and make a real different to the local community.”

Expressions of interest will be accepted until 8 November, after which prospective teams will be invited to discuss proposals.
