London’s build-to-rent pipeline booms

The build-to-rent pipeline within London is now greater than 36,000 homes, EG data reveals.

From a more or less standing start just a few years ago, more than 170 build-to-rent schemes are now planned across the capital’s 33 boroughs.

The average size of each scheme is greater than 200 homes, with the economies of scale to both management and day-to-day operation of rental homes integral to their success.

EG’s London Residential Research team has mapped every build-to-rent scheme, below. All records include a link to the individual building records, which detail planning history, developer details, and much more.

A further 640 completed schemes, comprising nearly 30,000 homes, are also included. Here, the average size equates to just 46 homes per scheme, a much lower figure, and less than a quarter of the size of the planned BTR schemes. This indicates how far the sector has come in recent years, and where it is likely to be heading.

Many of the completions in recent years will be for permitted development schemes, as well as parts of schemes which failed to sell, and where the developer flipped units on to the rental market.

The build-to-rent market, instead of being an afterthought, or an “if all else fails” option, is becoming a fully professionalised market, with institutional players looking for long-term income streams.
