BauMont Real Estate Capital and YardNine have agreed their first pre-let at Edenica, the 90,000 sq ft grade-A office development at 100 Fetter Lane, EC4.
Specialist litigation firm Boies Schiller Flexner has agreed to take 12,000 sq ft across the 10th to 12th floors of the building, which reaches practical completion at the end of this year.

“Edenica has been designed to incorporate best-in-class sustainability credentials and smart technology in order to create a workplace that meets the needs of occupiers both now and in the future. Following this, we are in active discussions with other occupiers for the remaining 75,000 sq ft.”
YardNine and BauMont got consent for the development in September 2021. The scheme has been funded with an £86m development loan from Cain International.
According to EG’s market analytics, average achieved rents in the EC4 area are around £64.45 per sq ft.
The 100% electric Edenica has been designed by Fletcher Priest Architects and Waterman Group and is the first project in the UK to adopt material passporting and a dedicated approach to whole building life cycle analysis.
