L&G and Bell Hammer picked for £160m Bath regen

Legal & General and Bell Hammer have been chosen by Bath and North East Somerset Council as its development partners for the £160m regeneration of Bath Quays North.

The 5.5-acre riverside site in Bath city centre has outline planning permission for a 306,000 sq ft office-led, mixed-use scheme.

To the south of the site is the Bath Quays South scheme, which will be the most significant office development in central Bath for decades, and the first phase of the new Bath Quays business quarter that will regenerate the previously derelict area.

The sites will be joined together by a new pedestrian and cycling footbridge.

Rachel Dickie, head of urban regeneration at Legal & General’s Future Cities business, said: “Our investment partnerships in cities such as Cardiff and Newcastle are already delivering at pace, and we believe that our plans for Bath Quays North will have a significant positive impact on the city centre, generating employment opportunities and economic growth.”

Joel Hawkins from Bell Hammer said: “The size and quality of the office element will enable local companies to grow and will attract regional, national and international occupiers for whom Bath has never previously been an option, due to the lack of suitable space.”

Tim Warren, leader of Bath and North East Somerset Council, said: “The Bath Quays North site represents the most significant office expansion in our city for a generation. By providing high-quality workspace we can attract and retain high-value businesses in the city, resulting in higher-wage jobs and improved opportunities for residents.”

Bath Quays North is identified within Bath and North East Somerset Council’s placemaking policy SB4 – Bath Quays North and Bath College. The site is within the Bath enterprise zone and is a key site identified in the Bath City Riverside enterprise area masterplan.

The council appointed Lambert Smith Hampton to advise on the tendering in 2017.
