The new owners of a 16.5-acre site let to pharmaceutical giant Pfizer have unveiled plans to develop a 150,000 sq ft last-mile logistics warehouse.
Pfizer subsidiary John Wyeth & Brother is set to leave 32 New Lane in Havant, Hampshire, after which Kingsbridge Estates and Bridges Fund Management aim to build a new warehouse of almost 151,000 sq ft.
The scheme will also include office space as well as ancillary buildings. The owners are in talks with a likely occupier that will use the site as a last-mile logistics hub.
Kingsbridge Estates and Bridges Fund Management bought the site from John Wyeth & Brother last year, and have since launched a public consultation over their plans for the project.
“Our plans for New Lane demonstrate our commitment to creating outstanding developments that meet demand for high quality commercial space in the South,” Kingsbridge Estates chief executive Chris Fry told EG.
“This is a key employment site and we are now looking forward to continuing to work with Havant Borough Council and local stakeholders to bring forward a scheme for the benefit of the local region.”
Pfizer has used the site, first developed in the 1960s, for packaging, storage and distribution. “Whilst some of the existing buildings have been refurbished, adapted and new additions added in the last 10 years or so, the buildings are not flexible enough to respond to current business needs,” Kingsbridge Estates’ planning statement read.
Planning consultant Luken Beck is advising Kingsbridge Estates and Bridges Fund Management. The proposed scheme is designed by SMR Architects.
