London’s first carbon neutral office building has taken a step forward after getting the go ahead from Lambeth council.
Bywater Properties has got consent to demolish 30-34 Old Paradise Street, SE11, and replace it with a six-storey, 80,250 sq ft office block.
The designs by Feilden Clegg Bradley utilise timber frames rather than concrete and steel beams, significantly reducing its levels of embodied carbon during construction.
The cross-laminated timber structure means that the carbon footprint of the building would start in negative carbon and would be net zero for 57 years.
The redevelopment will provide some 10,300 sq ft of light industrial space on the lower floors and 69,750 sq ft of flexible office space on the upper floors. Around 7,000 sq ft of the floorspace will be provided as affordable workspace and offered at 50% of market rents for a 15-year period.
Storage for 99 bicycles will be provided in the basement.
