Deputy mayor for planning Jules Pipe has approved Notting Hill Genesis and Transport for London’s plans for Kidbrooke Station Square.
The development comprises 619 flats, more than 10,000 sq ft of offices, with retail and a nursery, in buildings of up to 20 storeys. This was reduced from initial plans for 24 storeys following public consultation.
Kidbrooke Station Square includes 51% affordable housing by habitable room (309 homes), made up of London Affordable Rent and shared ownership.
The scheme is the first site to be brought forward through TfL’s property partnerships panel.
It was refused by Greenwich Council on 16 July because of concerns about excessive density and height, extra pressure on public transport, and that it was unsympathetic to the historic character of Blackheath.
The London mayor called in the scheme on 5 August. The partners have been asked to provide £400,000 towards new lifts at Kidbrooke Station. The GLA subsequently approved the plans, with no changes to the residential mix.

John Hughes, group director of development at Notting Hill Genesis, said: “Our vision is to create a high-quality, mixed-use development which completes the new local centre at Kidbrooke and contributes positively to the regeneration of the area for the benefit of the whole community.”
TfL has a goal to start 10,000 homes on its land by March 2021. By the end of the year it expects to have started around 1,000, with the majority of schemes expected to start in 2020-21.
