Planning officers at Islington Council have recommended approval for Kadans’ proposed redevelopment of 18-20 Tileyard Road, N7, known as Kiln.
The development site forms the next phase of the wider Tileyard Quarter scheme, comprising four buildings. Last month, the Netherlands-headquartered developer launched the first 113,000 sq ft facility in the scheme, known as Mayde, at 5-10 Brandon Road.
The next building to come out of the ground between the second and third quarters of 2026 will be Versa, totalling 55,000 sq ft, at 4 Brandon Road.
Kiln forms the third phase of the development, featuring 76,338 sq ft of new-build flexible research and development space across five floors. The existing two buildings on the site, measuring 27,275 sq ft, will be demolished.
Kadans has lodged proposals with the council in May. According to the plans, created by David Miller Architects, the ground floor will provide industrial space while the upper levels have been designed to accommodate up to two life sciences tenants per floor. The scheme also features breakout spaces, terraces and the green roofs on the fifth floor.
