Invesco puts £126m Triangle on the block

Invesco-logoTHUMB.jpegInvesco Real Estate has parcelled up two regional office blocks and a retail warehouse into a £126m portfolio as it winds down its UK III fund.

JLL has been appointed to market the Triangle Portfolio, which is comprised of 1 New York Street in Manchester, the Capella building in Glasgow and a retail warehouse in Harlow, Essex, which is let to Wickes.

Together, the assets bring in a rental income of £7.8m pa.

JLL is marketing them as a portfolio but bids will also be accepted for the individual assets, should the unusual composition of the portfolio fail to attract investors.

The 111,000 sq ft 1 New York Street is let to 10 tenants including Turley Associates and IT company Interquest Group.

The most recent letting, to Daiwa Corporate, was agreed at a rent of £31 per sq ft. Around 14% of the building remains available.

The Capella building, at 60 York Street on Atlantic Quay, comprises 115,008 sq ft of office space and is let to tenants including ATOS and Strathclyde Pension Fund at an average rent of £25 per sq ft.

The Wickes Extra shed, at Princes Gate Retail Park, is 52,847 sq ft.

Wickes is paying £33 per sq ft on a lease that expires in 2031.
