Hughes Ellard has once more rocketed to first place to make it a hat-trick of victories in EGi’s M27 Corridor office league table.
The agent stood steady securing tenants for an almost identical amount of space to last year, in the 12 months to the end of August. At 274,000 sq ft, it disposed of just under 2,000 sq ft more than last year to the end of August and acted on just five fewer deals; still finishing top on this front with 44 deals recorded.
Second place Lambert Smith Hampton, rose from fifth place last year, but was left 105,000 sq ft behind the leaders despite boosting its deal numbers to 42 and almost doubling its average deal size to 4,000 sq ft.
At 23,360 sq ft, Knight Frank had by far the largest average deal size and shot up from ninth to third with just five deals completed. This was helped by acting alongside Hughes Ellard on the largest deal overall; the 70,310 sq ft letting to HSBC at Forum 1, Fareham.
Vail Williams maintained a top four finish thanks in large part to a number of deals at University of Southampton Science Park, which included the largest in the Southampton area; a 16,600 sq ft letting to Chilworth Technology.
Further down the table, new entrants JLL and Realest edged their way into this year’s top 10 finishing ninth and tenth respectively. The pick of their deals was the jointly brokered sub-let at Oceana House,
Southampton to PricewaterhouseCoopers, who took 9,500 sq ft on the third floor.
Take-up has remained steady, decreasing by just 3% on last year to 611,800 sq ft, with deal numbers falling to 200 as agents filled more space across fewer deals. The average deal size bounced back to 2012/2013 levels; a rise of 14% to 3,059 sq ft.
