HBD, which forms a part of Henry Boot, has secured outline planning consent for the next phase of Butterfield Business Park in Luton, Bedfordshire.
The move comes shortly after the plans for the £100m scheme were lodged late last year.
The developer will bring forward a further 454,000 sq ft of flexible work space, more than doubling the existing scheme.
HBD has delivered over 325,000 sq ft across the 83-acre Butterfield Business Park, with existing occupiers including Eden Farm and Shoal Group.
HBD executive director Vivienne Clements said: “HBD is known for its ability to take a long-term view on strategic development projects – Butterfield Business Park demonstrates the impact that approach can have when done well.
“Since work began eight years ago, the site has been completely transformed, providing space for businesses to expand, and creating hundreds of jobs.”
